Description:  Located in the central business district of Zion, IL.  The building has connected retail stores on either side.  The front is totally windowed for great retail displays.  The rear entry way has a lighted display area which also serves to light the entry way itself after dark.   The front stairway to the lower level is located inside the building. The lower level also has an outside entrance in the rear.

The first floor showroom is approximately 80% carpeted.  The front entryway floor consists of white marble tile extending to the lower level stairway.  The check-out counter/office is midway along the south wall, otherwise the 95 x 37 foot showroom is completely open, and very adequately lighted with fluorescent lighting.  There are two bathrooms on the first floor.

The rear 28 feet of the first floor is walled off for storage, staging and shipping, with an outside and inside access door.  This area could be easily opened up if more showroom is desired.

Heating System:  A new 4 zone gas heat boiler was installed in November 2003 for the  baseboard hot water heating system.  There are 3 old time, 3-speed, individually controlled ceiling fans which add to the ambiance of the showroom and circulate the air for more even heating in the winter.  Not air conditioned.

Parking:  There is on the street parallel parking in the building front and a wide cobblestone sidewalk. Sheridan road (Route 137) is a highly traveled 4-lane main artery (20K/day) between the Illinois state line on the north to Waukegan, IL on the south, with stoplights one block north and one block south of the building.  Evening rush hour traffic is usually backed up from the north stoplight well beyond the building giving drivers time to check out the store window displays.

A large professionally landscaped and well lighted blacktop 62 space City parking lot is in the rear.  There is also a wide cobblestone sidewalk along the rear of the building and a loading ramp up to the sidewalk.  Snow removal on parking lot and sidewalks is handled by the City of Zion at no charge to building owners.

New 3-Phase Development Across the Street:  Directly across Sheridan Road to the east, is a 3-phase, $35 million dollar hotel/condo/retail project which had a ground breaking ceremony September 3, 2009.  Phase 1 consisted of an 84-room Best Western Inn Plus Hotel with 120-seat banquet facility and 5 retail store fronts on the ground level.  Construction of Phase 1 was  completed in June 2011.  The hotel is fully operational and hotel patrons visit our mall every day.
